Is electric, gas & water included in my commercial rent?
Electric – Some of the sites electric is included in the rent. If not included their will be individual sub meters so you will only be charged for what you use.
Gas – This is normally included in the rents.
Water – This is normally included in the rents.
On the larger individual sites they may have there own direct supplies, electric, gas, water in which case the tenant would be responsible for paying this direct to the supplier.
Do I need to insure my commercial unit?
Yes The tenant is responsible for their own contents insurance.
Building insurance is arranged and paid for by the landlord so you will need to pay a fair proportion of building insurance to the landlord. This is worked out by the square footage of the unit.
Are buisness rates payable on a commercial unit?
The tenant is responsible for paying the business rates direct to the local council. Depending on the size of the building you may be entilted to 100% rate relief
Can I have a long term lease on my commercial unit?
Yes we can arrange for a 5, 10 or 15 year lease.
How do I book a viewing on a commercial unit?

Do I need to pay a deposit on a commercial unit?
Yes. A refundable deposit is required from each Licensee, equivalent to one month’s rent, payable upon completion of the formalities.
Is their any legal costs if I want to rent a commercial unit?
Depending on the unit their may be a charge of £100.00 no VAT made to all in going Licensees to cover the cost of the preparation of the Licence
How is the rent paid on a commercial unit?
All rents listed on this site are exclusive of rates and services (unless indicated otherwise) It is a requirement that rent is paid by Standing Order. The buildings are not VATable but the Licensor does retain the right to elect to do so, at any time
Can I have a short term let on a commercial unit?
Each workshop and unit is available under a 5 month and 3 weeks licence, (longer terms easily accommodated). The Licensee has responsibility to keep the interior in good and tenantable repair and condition
Can I have animals in a residential to let property?
Depending on the property this is a possibility.
How much deposit will I need to pay on a residential to let property?
You will be required to pay the equivalent of 5 weeks of the monthly rent. Your deposit will be protected by a government scheme
Do you do short or long term lets on a residential to let property?
We can do both short or long term lets. We do a minimum of 6 months from when you move in. After this period it can be renewed 6 monthly or yearly.
How do I proceed with renting a residential to let property?
If you would like to rent the property a £200.00 holding deposit is required while the reference checks are being made.
Are utilities included in the rent of residential to let properties?
On most of the properties all the utilities are the responsibility of the tenant, and must be paid direct to the supplier.
On a few properties where there is a shared supply, you will have your own sub meter and you will pay the landlord direct.

Yes references will be required for anyone over the age of 18 years who will be living at the property.

All rents are payable monthly by standing order.
Do you accept housing benefits for a residential to let property?
Unfortunately we do not accept housing benefits.
