Viewings are by appointment only.

WILL REFERENCING CHECKS BE CARRIED OUT?A

Yes references will be required for anyone over the age of 18 years who will be living at the property. The cost is £75.00 per person, non refundable.

IS THERE ANY CHARGES FOR PAPERWORK?A

Yes you will be required to pay £100 for administration fees

IS THE RENT PAID WEEKLY OR MONTHLYA

All rents are payable monthly by standing order.

DO YOU ACCEPT HOUSING BENEFITS?A

Unfortunately we do not accept housing benefits.

ARE UTILITIES INCLUDED IN THE RENT?A

All utilities are the responsibility of the tenant.

HOW DO I PROCEED WITH RENTING THE PROPERTYA

If you would like to rent the property a £200.00 holding deposit is required while the reference checks are being made.

SHORT OR LONG TERM LETS?A

We can do both short or long term lets. We do a minimum of 6 months from when you move in. After this period it can be renewed 6 monthly or yearly.

HOW MUCH DEPOSIT DO I NEED TO PAYA

You will be required to pay the equivalent of 8 weeks of the monthly rent. Your deposit will be protected by a government scheme.

CAN I HAVE ANIMALS?A

Depending on the property this is a possibility.

DO YOU ACCEPT COUNCIL DEPOSITS?A

Unfortunately we do not accept council deposits.

CAN I HAVE A SHORT TERM LICENCE ?A

Each workshop and unit is available under a 5 month and 3 weeks licence, (longer terms easily accommodated).  The Licensee has responsibility to keep the interior in good and tenantable repair and condition.

HOW IS THE RENT PAID ?A

All rents listed in these details are exclusive of  rates and services.  It is a requirement that rent is paid by Standing Order.  The buildings are not VATable but the Licensor does retain the right to elect to do so, at any time.

IS THERE ANY LEGAL COSTS ?A

There is a charge of £125.00 plus VAT made to all ingoing Licensees to cover the cost of the preparation of the Licence.

DO I NEED TO PAY A DEPOSIT ?A

A refundable deposit is required from each Licensee, equivalent to one month’s rent, payable upon completion of the formalities.

CAN I HAVE A LEASE ?A

Yes a 5, 10 or 15 year lease is available.

ARE BUSINESS RATES PAYABLE ?A

The tenant is responsible for paying the Business rates. Depending on the size of the building you may get 100% rate relief

DO I NEED INSURANCE ?A

Yes The tenant is responsible for their own contents insurance. You may also need to pay a fair proportion of building insurance to the landlord.

IS ELECTRIC, GAS & WATER INCLUDED IN MY RENT ?A

On some of our sites some or all of these may be included in the rent. If they are not included they will be on individual sub meters so you will only be charged for what you use.
